What Tenure is, in legal terms

Tenure is a financial-education tool. It is not a registered investment adviser, a broker-dealer, a bank, or a real-estate agent. Nothing on this site constitutes personalized investment, tax, legal, or real-estate advice. The calculator describes a model of rent-vs-buy outcomes given the inputs you supply and historical data; it does not predict the future of housing prices, mortgage rates, or any other asset class.

For decisions involving large sums (which any home purchase qualifies as), consult a qualified professional: a CFP for the financial decision, a CPA for the tax implications, and an attorney for the contract.

Limitations of liability

We do our best to keep the calculator accurate and the data current. We do not warrant that the site is error-free or that the data is up to the minute. We are not liable for any direct, indirect, incidental, or consequential damages arising from your use of the site, the calculator, or any third-party links.

If we've made a methodology error or a data error that materially affected your decision, please tell us at editor@tenure.house and we'll publish a correction. That's the remedy on offer; we cannot indemnify you.

Affiliate disclosure

Some links on this site (specifically the “Get rates from LendingTree / Credible / Rocket Mortgage” buttons on the calculator results page and on city pages) are affiliate links. We earn a commission if you click through and obtain a quote or a loan. The commission does not change the rate you're offered. We disclose the affiliate relationship next to every such link, in compliance with FTC Disclosures 101 guidance.

Acceptable use

You agree not to:

  • Use the calculator or any other part of the site to engage in fraud, market manipulation, or any other illegal activity.
  • Scrape the site at a rate that materially affects performance for other users. (If you'd like our city dataset, email us — it's probably easier to just give you the JSON.)
  • Republish the calculator's output as if it were your own original analysis. The math is open-source under MIT; the calculator UI and editorial copy are not.

Intellectual property

The Tenure name, logo, and editorial copy on this site are the property of The Tenure Editorial Desk. The calculator engine source code is published under the MIT license and may be reused under those terms. City data is sourced from Zillow Research, the Tax Foundation, NAIC, and FRED — see the methodology page for full attribution.

Governing law

These terms are governed by the laws of the State of Delaware, without regard to conflict-of-laws principles. Any dispute arising under these terms shall be resolved in the state or federal courts located in New Castle County, Delaware.

Changes to these terms

We update the date stamp at the top of this page whenever we change the substance of these terms. Continued use of the site after a change constitutes acceptance of the updated terms.
